Today wrapped up a 4 years long, successful lawsuit against our former landlord and I cannot recommend Julia, Jackie, and their entire firm for an excellent job. From the first time I spoke to Julia in October of 2019 up until today, she has been extremely patient, thorough, and laser focused on our case. Our case was complex (it’s been 4 years since we first spoke) and I couldn’t have asked for better legal advice or representation. While you might think that contingency fee lawyers are just in it for the quick buck, that was not our experience at all. Julia, Rachael, and Jackie were methodical in their work constantly striving to ensure the best outcome possible for us. I wouldn’t recommend any other firm in CA for tenants rights.

Tobener Ravenscroft law firm is the real deal. Like many others, my roommate and I were faced with a case of wrongful eviction. We were anxious about our recourse and unsure of how to proceed. Thankfully, we reached out to the team at Tobener Ravenscroft. We initially detailed our circumstances to the firm. They assessed our situation and came to an agreement that we had been wronged and had a valid reason to file. They made it assuredly clear we would NOT have to pay for anything out of pocket, and that the firm would only take a percentage fee if we were awarded recompense from the opposing party.Throughout the course of the suit, I had the absolute pleasure of working with Julia Wobbe and Tiffany Moyes. Julia and Tiffany are true professionals. They helped us to organize documentation of our circumstances and guide us through interactions with our landlords. They laid out expectations and timelines at every step of the journey, from filing to potential trial. At all times, Julia and Tiffany were attentive, clear, and thorough in their responses to questions we posed (and we had many).Additionally, though this will not be the case for everyone, I think it is important to highlight for those in a similar situations; Julia and Tiffany were receptive and conscientious of our desires and inputs when it came to our stance towards the opposing counsel. My wife and I were living in a quadplex which unfortunately had a nuisance neighbor living in it. Very long story short, he violated the lease many many times and when we told the landlord about these transgressions we were met with defiant resistance, inaction and ultimately her own harassments against us. Later on, the neighbor made several physical threats upon us culminating in an assault by him upon my wife and I. My wife ended up in the hospital and I ended up needing physical therapy for my injuries.Even after we secured a permanent restraining order against the neighbor, not only did he continue to harass us, but the landlord also stepped up her own harassments.The police hadn’t been able to help us, and a couple of divisions of the city government couldn’t help us. The court helped us but only after we had been assaulted and injured. So who could we turn to?After a few months of research we decided to call Tobener Ravenscroft. I found that many other websites were linking themselves to the Tobener website, and it seemed that Tobener Ravenscroft was the de facto leader, if not authority, in terms of landlord-tenant litigation. I saw some YouTube videos of both Joe Tobener and Jacqueline Ravenscroft. They seemed very forthright and had a strong purpose to help tenants who had been subjected to major transgressions by malevolent landlords.Allyson Murphy was assigned to our case. Very soon I could tell she was a very resolute person. She went out of her way to make sure we were comfortable with the litigatory process. Since my wife and I had never sued anyone before, we had no idea what to expect, so our uncertainty just led to fear. Allyson handled all of that. She essentially perfectly predicted how events would transpire going forward.We had been bullied by the landlord and assaulted by the neighbor, but eventually I got bullied by the defense attorney during the deposition! This attorney was the most unprofessional and contemptuous person I had ever had the displeasure to interact with. I was worried that the attorney’s arrogance would not be captured in a mere transcript of the deposition.Allyson however made sure to put it on the record that the defense attorney was harassing me, and she did it again when it was necessary to do so despite the protestations of the attorney. She was as overjoyed as I was when she called! She really invested herself in us and long ago more than earned our trust. She had always been confident in our case, knew the law better than the opposition did by a wide margin and always knew what to say to keep us calm during this whole ordeal.I’d like to thank Allyson, Tiffany and Joe for the help they gave us; we’re total strangers to each other but the main things we have in common are that we’re good people and we believe in the law. The amount of knowledge held in this firm is staggering, and should have unethical landlords across the city quaking in their boots more vigorously than they twirl their moustaches. Just having a firm like this operating in San Francisco surely disincentivizes landlord malfeasance, but of course there are plenty of instances in which renters have to deal with issues theyd be unprepared for without expert guidance. Joseph & his team have always been extremely efficient as well as crystal clear and realistic in conveying steps I as a renter might take in dealing with a potentially tricky situation. Theyve helped friends out of jams much worse than mine, too. I always recommend them to anyone I know locally who is experiencing quandaries related to their rental housing situation.

I had an excellent experience with Tobener Ravenscroft. I found myself in a very stressful situation with nowhere to turn, and they really helped ease my concerns. I felt that I was in excellent care and that they had my best interests in mind. I am very satisfied with my experience with Tobener Ravenscroft. I had some questions about my lease agreement, so I contacted them and was set up with a 30 minute appointment with Tina the day after my initial inquiry. During my appointment, we were able to come to a resolution after a few minutes since my questions were very straightforward. Because of this, Tina offered to refund the consultation fee. Last year my wife and I confronted an all too common situation...dead landlord (after 40 years), building sold, new owners wanting us out.We looked around for counsel and it wasnt long before Tobener Ravenscroft bubbled up. If I could select 6/5 stars, I would! We sought legal advice after our landlord of many years attempted to keep our entire security deposit and charge us significantly beyond our security deposit for pre-existing issues, renovations, and more that did not make any sense to us. After reaching out to several of the tenants rights attorneys in the Yelp Top 10, Joe Tobener was the ONLY attorney who knew of a change in the law that made our case not just a simple security deposit case but also an illegal eviction case. This differentiated knowledge and expertise wasnt just a mirage as working with Joes team, especially Stephanie and Vanessa, in COVID times for over a year made what could have been a nightmare situation very manageable. Stephanie in particular provided expert guidance every step of the process. We were pleased with the end result (not needing to go to trial) achieved by Joe and Stephanie. This firm and the people that work here are amazing. I had an owner move-in eviction suit and they were very helpful. Allyson in particular was extremely helpful. She is knowledgeable about this area of law, as well as other areas, construction law, that positively impacted how she litigated for my case. Tobner and Ravenscroft and their entire team were all there for my family when we needed them the most. I was going through the worst time of my life when I found them. After literally begging for help given the severity of my issue, they still declined to assist me. The complete lack of compassion is disheartening especially given me health issues. I spent an inordinate amount of time providing information to the law firm for a week. The Tobener Law Center was very helpful to me recently in handling an issue I had with a landlord. I was renting a unit in the Goldmine Hill complex in the Diamond Heights neighborhood. It turns out that a lot of these units are designated as low-income through the Below Market Rate (BMR) program offered through the Mayors Office of Housing (MOH). Tobener Ravenscroft recently helped my partner and I out in a situation in which our new landlords tried to impose a change of tenancy terms to our lease, and basically add on a term barring us from having a sub tenant without an adjustment to our rental rate. As we are in a rent controlled unit, and our original lease states nothing about subletting, we knew this to be an unlawful, unilateral, and material change to our lease, and not allowed under certain civil codes in the SF rent ordinance. After attempting on our own to resolve the issue by letting their lawyer know that we are aware of our rights under the SF rent ordinance, with the response from their lawyer being dismissive and unwilling to back down, we contacted Tobener Ravenscroft. Received a very poor reply from an admin to an inquiry. Unwilling to do an introductory conversation without a fee. When I questioned this practice as Ive hired many lawyers and never been charged for an introductory conversation, I did not hear back. After pressing, I was told that they did not see value in my case, which I took to mean that they were willing to take a fee to talk to me without expectation that the time would be valuable to me.After posting the review, I received a response from the managing attorney apologizing for the experience and explaining more about their process. I can understand better that they have high call volumes and seem to only take on cases they can immediately litigate, but it was a very drawn out and frustrating process to get to this conclusion. I appreciated her offer to do a free consultation given the circumstances, even if it didnt make sense in this context. As such, Ive amended the review from 1 star to 3 stars

We cannot express how grateful our family to Mr. Tobeners help! We were renting a house in SF, paying our rent on time and had a lease until June 2016. However, in late August, 2015, we suddenly received a letter which stated that our landlord has been confirmed of bankruptcy and our lease was no longer valid. The disbursing agent told us by phone that we would have to vacate by November and that he planned to get a court order to evict us. We were shocked and distressed. We have two small children who had just started their new school. How can we find a good school and move them in the beginning of a new school year? One of us just started a demanding job. Looking for a new home and moving would take too much time to put the new job at risk. The eviction threats caused both of us to lose a lot of sleep.We began to search for a tenant rights lawyer. We made a lot of phone calls and talked with several firms. However, most firms rejected us because our case is too complicated with the involvement of bankruptcy issue. We found one attorney who was willing to give it a try. However, he charged us a lot of money for conducting legal searches and asked us to pay more for further research. We felt that we may end up to wasting a lot of money but still be evicted by November.We finally found Mr. Tobener, who was referred to us by a tenant lawyer. He told us Mr. Tobener can help us but warned us that Tobener Law Center is a high-end firm. In the first 15 minutes call, Mr. Tobener immediately told us the law and the controlling case in this situation. I have a situation where the landlord is coming after me for back monies he says I owe. I moved out months ago and this is just being brought to my attention. I ignored him thinking this is absurd and that hed eventually go away. He didnt. There was no additional rent due (everything paid on time and in full; cancelled checks to prove it), and the utilities are in question (no invoice provided to justify the amount).He threatened Small Claims Court if I didnt cough up the money. That got my attention.I requested a copy of the lease agreement to make sure there wasnt anything else I might be liable for. In the move, I managed to misplace my copy. He said he couldnt find his copy and that it has nothing to do with utilities. I thought something wasnt quite right with that response and it left me wondering why he was being evasive about this.The building I rented is a very old barn that was converted to an apartment, but it left no doubt that it was a barn; very, very rustic; rodents, insects, etc.In the event this matter did make its way to court, I figured it would be best to learn as much as I could about the rental and my rights. I did some reading online and came across a few things.I took a drive down to the County building and planning department to have chat to confirm or deny what I learned . This was a very fruitful and informative meeting.It turns out that the building he leased me was not permitted as a residential unit and that their records prove he knew this material fact! The building lacked what is known as a Certificate of Occupancy, which is a document that states a dwelling is permissible for habitation. This structure lacked the certificate due to numerous code and fire violations on record!!Armed with this knowledge, I thought it would be prudent to seek a second, but more importantly, an expert opinion. I did a google search and found two law firms that dealt with tenant law. I call the first one and was told that someone would give me a call, but first I needed to fax them a copy of the rental agreement. I told them that I couldnt find it but that my questions were of a general nature. I was told, by the gal doing the intake interview, that the attorney needed it before they would speak with me. I sent an email asking for someone to reach out to me and that I was in need of some help.No one from that office returned my call or email.I cant mention the name, but they are a large firm in the city.My second call was to Tobener Ravenscroft. Again, there was a brief intake interview and after it, I was told I would receive a call Wednesday at 5pm., two days for today.So here we are, Wednesday. It is 5:04pm and the phone rings. It is Ms. Collins from Tobener Ravenscroft.As far as first impressions go, this firm was off to a stellar start.I told Ms. Collins my tale of woe but not what I had already learned from my own due diligence. She confirmed everything I had already learned from the web and from the folks at the County. But there was one kernel of information she shared that changed for me, the trajectory of this problem.She said, and I paraphrase, a contract that is entered into illegally, based on fraud, or in violation of state, county, or local law or code, is not enforceable. The entire agreement is void!This is huge!! It means that not only am I not liable for the money the landlord seeks, but that ALL the money I paid him in rent could possibly be awarded back to me if I were to pursue a complaint in court.I love the law!Thank you Ms. Collins for putting my mind at ease by showing me that the law is clearly on my side.If this matter does see the inside of a courtroom, you can be sure that I will be retaining Tobener Ravenscroft LLP.Thanks again.
